How do you certify the dwelling was to plans and specs if you were not the original appraiser?

Out here it's only national builders. Sales office give you "an appraisers package" has plans, specs, options, plats, permits on and on in it.

Takes me about 2 hours to do. I got paid $180. So I'm not mad at it. I got the same package as the OA.

Did you review the appraisal?

"HAVE THE IMPROVEMENTS BEEN COMPLETED IN ACCORDANCE WITH THE REQUIREMENTS AND CONDITIONS STATED IN THE ORIGINAL APPRAISAL REPORT?"

How did I not do this? The OA is in my workfile. I then did everything I signed to. I did the minimum requirements per USPAP, 1004d, cert, FNMA.

The plans, specs, $22,076 upgrade package, change orders from build to effective date etc. all in my workfile. I have the same package the OA has in my workfile.

I then did everything I signed to. But only the minimum. Not 1 second more. hence why lender now paying another fee for more than minimum.

For the 1004D appraisal update, fannie specifies a front photo required.
Update (top half) and Completion (bottom half) are different. From what I understood of Nottrav's OP, he was asked for the completion part, which he then explains was able to be completed b/c he was given the same info as the OA along with the original report. From his post, I see no issue with what he did and no reason he shouldn't request more $$$ for the additional pics requested by the AMC/lender that were NOT part of the original SOW/LOE

@nottrav
So you reviewed the OA, as well? that 1004d is directly linked to that appraisal and you need to make sure that the OA did it correctly to upgraded plans & specs.
