Ask the secondary market if they want the $500,000 appraisal. What would they trade on? Zestimates? hahahaha.

What would they trade on? Borrowers' credit history, LTV, AVM along with an interior inspection seems to be where they are headed.

True, but that exemption applies when the union represent employees in collective bargaining and is not unlimited...It certainly would not apply to a union composed of independent business owners who tried to collude to set minimum fees that each business owner would accept.. Simply put, a bunch of business owners ,cannot form a cartel or some other cooperative group designed to fix prices, call it a union and be exempt from antitrust laws.

I'm sorry but you are mistaken, a Union or Guild of independent professionals is specifically allowed to discuss fees and business practices. Furthermore the members of a Union or Guild may voluntarily band together to set working conditions, lobby for government regulations and determine who they choose to work for.

A somewhat interesting example of this is, of all things, the Barbers union. For many years in my area it was almost impossible to get a haircut on Wednesday because the independent barbers who owned and operated their own shops chose that as their day off.
 
The biggest misconception is we are not allowed to talk about fees. That is a lie. What we cannot do is collude to fix prices. Look at the gas stations. The line is they are just pricing the same to be competitive. It could be same for appraisers.

Where did I ever say that they cannot discuss fees or business practices? What a independent business owners/professionals cannot do with running afoul of anti-trust laws is set or fix fees.

I fully encourage appraisers to join unions and to organize and establish minimum fee schedules. After all, I want them to be happy.

I just don't want them to be shocked and surprised when the lone gunmen max out their market share by undercutting the union fees by $5.
