So Punk, Can You Prove Your Adjustments, Go Ahead Prove Them !

Paired sales data from going back decades may or may not have any relevance to today's market.
How many cycles have we seen during the past 30 years???

If someone tells me that their data is a year or less old, then great...
If someone tells me that their data is decades old, well....

This relevance concept you speak of, sounds intriguing, tell me more!
 
If we had to find matched pairs each time out, it would be nearly impossible.

As appraisers we select sales and then "match" them as paired sales, from there we adjust for all key features except the feature to be isolated out, then see the difference in price for the adjustment for that one feature. We as appraisers create the matches , since in real world it is very difficult to find "matched pairs" on a regular basis. .

I find sensitivity analysis on the grid with all comps on the grid faster and easier and leads to similar result, rather than finding each adjustment going pair by pair of sales, but every assignment can differ in what it needs.

Or will they self-destruct mid-season, again? I would say their QB needs to stop throwing interceptions and then they will win the division. Same can be said for the Lions.

Check out Appraiser Genie. I am using it on all my Residential assignments. Matched Pairs, Allocation, Extraction, and Regression methods are calculated. As long as I feed AG enough data I get credible results AND very impressive documentation for my work file to shove in the reviewers face when questioned, all for $3.50 per appraisal. Of course you must be competent in the above methods but that is just a matter of education.

And what sort of data are you feeding it? Do you know what the actual mathematical formulas programmed are, not just the methods they are supposedly based on? I think it takes a little more than simply understanding the methods to declare someone else's computer program can accomplish what a human cannot, in terms of credible anyways.

I reviewed a report a bit ago where the appraiser had provided this sort of stuff as their support for adjustments. One of the conclusions of the program, was that a garage was worth negative $17,000 (hmm...). Now, the appraiser wasn't so foolish as to actually make a negative adjustment for the garage, but it brings to question why they might present such an analysis and conclusions as "credible support". To me, that was about the same as throwing a can of paint on the wall and declaring it painted.

I dunno...change my mind. Pretend I am the state board asking you what it is about this new technique/method you cite as credible that would convince me it is credible, beyond you simply stating that it is. So far, my opinion is that it is not credible, as the data being fed is not good enough to make it work. Burden of proof back on you.
