I am a certified general and I expanded my skill set to residential about five years ago. The residential side of my company exploded and I haven't been able to promote myself back to certified general type work due to the enormous demand for residential appraisal in my service area. But it looks like things are slowing down with these higher interest rates and sky high house prices. Now I'm trying to find a way out of residential work; not entirely but mostly. My income profile is currently about 90% residential lending and 10% commercial and private party work. That's on me. I let this happen.

I have become disillusioned with the residential appraising world for lending. These AMCs are blood sucking vampires. And it seems like lenders are doing everything they can to get rid of appraisals. Remember, appraisals are the only thing standing in the way between the lender and closing that loan. AMCs are hiring appraisers for lower paying staff positions and this hybrid appraisal thing I keep hearing about looks like a pending dumpster fire. And a couple of the GSEs are dropping the appraisal requirement on certain "low-risk" loan products.

AMCs like Amrock like to call us partners. We are anything but partners...more like adversaries. There is constant downward pressure on appraisal fees because, as many of you have already commented on this thread and others, there is no shortage of appraisers willing to work for pennies. And that directly impacts those of us who are not only good at what we do but have tremendous respect for our craft. Now, the AQB has lowered the requirements to become an appraiser. RIP. That will further erode appraisal fees and overall industry quality along with it. And with these large corporations like CoreLogic gobbling up everything in sight, this entire thing starts to look like one giant greedy corporate orgy. It's pretty disgusting from my vantage point.

I sense a lot of hostility between the appraisal profession and the AMCs/lenders. I suspect that it is a symptom of a much larger, structural problem in our economy and society at large. It could be the fact that corporate America is taking over everything and that includes government. Now corporate America is engaging in censorship via social media. Where it all ends I haven't a clue but two things are certain: 1) there will be another recession and it will be ugly and 2) the entire appraisal industry is probably going to look a lot different 5-10 years from now than it does today. And I don't think it will be for the better.

In Texas, based on the most recent TALCB statistics, across the last year we have lost both certified residential and general appraisers; however, the number of trainee licenses has increased. Not a good trend considering the rapid growth in this state.

I enjoy appraising real property very much and want to become a strong advocate for our industry but I am just one small voice. And it's hard for us to advocate for the appraisal profession in the face of these mammoth evil greedy corporate AMCs and lenders.

I ultimately will keep appraising as it is a good SIDE gig for some extra money. Now, the final blow that will destroy the lending part of this business is when the AMCs and lenders have their own STAFF appraisers that they can have total control over. Funny how things came back to the starting point..................

Rick, you live in a COW state, you should have no trouble making $100,000 which is 40% more than the median family income in the United States; If you have a wife you are most likely doing OK.

If SKippies are turning out garbage then send the reports to the state.

Appraising is a SIDE gig for you? I don't buy that.

The final blow is not AMCs hiring staff appraisers, it is a blessing. I assume you have read reports by AMC appraisers or big fee shops........they are mostly garbage. When those staff appraisers get laid off they have zero clients. Staff appraisers aren't doing private work or litigation work. They are not building relationships with attorneys or assessors or Realtors. All that work goes to the independent appraiser.

You should hear the scary news I hear about the coming recession, which would already be here if it were not for the tax shifts to benefit business. We are running on borrowed time. Our economy is sinking, and we are losing industries and jobs steadily. But through it all, money talks, for sure. Follow the money and you will find the root of the problem...............

No one stole a decade of your life, you just needed to adapt. Many people lost a lot more than you did. Not sure what rock you live under but there are more jobs available than people to fill them. Recession? Unemployment is at 3.9%; in my state food stamp recipients are down 80%. Economy sinking? Losing industries and jobs? Put down the 2009 newspaper, it is 2018.


....................And speaking of the root of the problem - if we go down, so do the billion dollar AMCs. Some of them anyway. BUT if quality is raised, then fees would go up and EVERYONE would make more money. We need muscle to fight the lenders, and we sure don't have any whatsoever. The AMCs, however, do... They are organizing and gaining strength every day. ................

Billion dollar AMCs? Hand over what you are smoking.

Quality is raised? Yes, the AMCs turn out terrible reports every day but then again it seems that those terrible reports are written by appraisers with licenses. Why are you, the smart guy, trying to compete with AMC work?

AMC aren't getting stronger every day, they are actually losing market share. Not a lot, but it is happening. Why? Some appraisers won't work for them and some lenders are seein ght e garbage from some AMCs and are now direct order. Surely you have some of those direct order clients?

So you had a good CG practice and decided to work for AMCs? I have a CG license and do some commercial work but would never give up commercial work for AMC work. Surely you read how AMCs treated appraisers starting in 2008 continuing through 2013 when you decided to do a lot of residential work? The AMC model has never treated appraisers with respect and you decided to give up commercial work for AMC residential work? That was most likely not a good move.

It's a little more complicated than that. But you make a fair point.

Absolutely correct, USPAP! I'm fine with opposing view points.
I wasn't suggesting he leave because I disagree. I suggested he leave for him "Damning this country", and referring to it as a "land of idiots".
Canada is a short drive from Colorado (please bring Rosie O'donnell with you)

But, since he said he was out of line, and posted a Seinfeld video, lets all hug it out and have some milk and cookies.
