I only have one indirect (AMC) client that allows non-original pictures. My few direct lenders do not care, nor are they likely to be concerned with what goes on in the big corporate world, so I wouldn't expect that to change either way. It is an interesting point so let us know if you all are seeing changes from your AMC clients that are currently letting it slide.

i only have one AMC client and they just pass along the lender requirements, they don't add anything. i should have worded my response a little differently. i have 3 direct engagement and 1 AMC that i do lending work for and all of them require original comp photos.

thanks. lending work makes up a little less than half my total book and i'm trying to reduce that every chance i get. the writing has been on the wall for quite some time with regard to lending work :)
 
One of the craziest parts about so-called "Smartexchange" is that the people who have opted in to the system have agreed to share their data, so that Corelogic can sell it to their competitors. Other appraisers do not have to opt in and share their data, yet they can buy your comp data. You aren't compensated in any way that I am aware of, so why should any appraiser opt in to this data-sharing system? Honestly, Corelogic/Alamode should be paying the contributing appraisers a commission for every comp they sell.
 
What could be better than the BOA appraiser and the Wells appraiser all using the same comps?

Life would never be better for AMCs looking to discredit an independent, based on what "peers do", if the "peers" are staff and all using the same comps.

True, no compensation that I'm aware of, but I like seeing what my peers are reporting.

I can't argue with this, seems logical.

I don't believe that is true, but I'll have to leave it up to other appraisers to verify that. I specifically opted out of the system and received written confirmation of my opt out, but I get the notifications every time "peer" comp data is available. *Even though I have received my opted out confirmation, admittedly, I still fear my own data will never be safe again from Corelogic.

I’m “verifying” it, you are wrong. Next time the notification pops up click it, you’ll see the info is locked unless you opt-in.
