I wish we could opt out completely, now it tells me on almost every comp that I have prior uses of that comp in my database, but when I go to check into it, it is not my prior use of that comp, but peer comps that are now showing instead of only my own. And yes, all one has to do is click on it to buy that data, or so the advertisement goes. It has totally messed up my own database, as now I have to waste time clicking through a bunch of ads trying to sell me peer data. No thanks.

It could be totally misleading, as an example Skippy supplies the initial comp. Then several other appraisers follow up and use that comp data. Now an appraiser comes along and sees 8 peers have used that particular comp, and all agree on the aspects of it, well no ****, they were all copying skippys initial use of that comp. It looks like eight different peers agree on how a comp should be presented, but yet 7 users were just copying the same initial garbage. If everyone thinks each appraiser will verify all aspects on their own, get real, that would eliminate why they chose to plug into this garbage in the first place.

I used the smart exchange a few times this past week. Don’t like it. For one thing people grid aspects of a comparable different than I would. And some of it is incorrect.
But the bad news is, once you opted into the system your comp data was extracted from every completed appraisal on your computer and is now and forever available to be sold by Corelogic. I suspect most appraisers who sign on to this data dump haven't thoughtfully considered the magnitude of information they have just given away for Free.

Who among those who thoughtlessly opted in for the FREE trial believes they can attest to paragraph 3 with 100 percent certainty. Because The onus falls squarely and directly on Appraisers while alamode is held harmless

Is there any way to completely opt out of this?

don't opt in to start. once you have, according to posts on this board, they have your comp data forever even if you opt out at a later date.

Was this hold harmless agreement you posted provided at the time the FREE TRIAL opt-in was offered?

i think that's a safe bet. i'm sure alamode has a flock of attorneys who give the final ok before something like this is enacted. besides, in order to opt in, even for the free trial, you had to agree to it and the TOS. if one was smart they would have read the fine print before accepting but people don't do that on a daily basis.
 
I called today to see if there was a way to turn off the "Peer Data". Apparently not, but there have been so many complaints they are thinking about it. A perfect example which prompted my call was a property that came up with 3 instances of "peer data" each entry had the right address but different pictures, none of which was right. Yeah, thats data I want to trust. Like I said before, garbage in , garbage out. No way I'd rely on crap data like that. Get rid of it ALM.
 
Opt in or out it doesn't matter, corelogic already stole all your data. They don't care. Appraisers are too timid to fight back anyways.

do you ever get anything right? if an appraiser has not opt'd into SE then their data is not being shared. it's a pretty basic concept to understand. as far as being timid, well there are lots of those and there are also the ones who like to pretend they have bravado when behind a keyboard.
