The biggest issue I see is how appraisers in the smart exchange can’t delineate between a Q4 and Q3 home. I see so much over rating. What the heck would it take to be a Q5? A shack? Or it isn’t too far to go for a Q1? It could be these appraisers don’t have much experience in doing a wide variety of homes, because by the way they are rating there would be lots of Q1 homes.
 
I’m not sold in the argument that Alamode is trying to snatch our data through this new feature, as they already have it. I think there’s just a lot of competition for appraiser dollars in that software niche’, and the competition is literally running out of new features to offer.

I mean - seriously - what is the real difference between software vendor #1 who offers the forms, sketch, maps, mobile programs, etc. versus software vendor #2 who offers the same in a different manner other than preference and costs? This keeps them different from the others I suppose.

Personally, I have no interest in smart exchange since it accomplishes nothing for me in the rural areas I cover. But I do think it’s more about Alamode trying to find ways of attracting and retaining appraiser users than some huge conspiracy. I get more upset about their tendency to charge more and more than them becoming Big Brother.

I don’t think you have a clue as to how deep the well goes.

then you would be wrong. if that was the case they would not automatically enter ALL of your data from EVERY report you have completed into the database as soon as you agreed to a free trial. there is one reason for this program - data collection.
 
Your assumptions are quite ridiculous on the surface, and even deep into the well in my opinion. Corelogic doesn’t need a subscription or permission if their goal is to be unethical. I’m no Corelogic fan at all, but unless there is proof of this, then how can your charges stick?

But we live in America and folks have the right to see things differently. :coolsmiley:
 
they most certainly do need your permission to copy and use your data. when this was first sent out they went so far as to explicit state (in promotional material or perhaps another way, i forget) they do not copy the data of appraisers who use alamode software, just those who use smartexchange. they need your permission to use the photos that are part of your data, and in some cases the appraisers do not have that right to give if using a 3rd party for them like MLS.

what exactly do you think they should be charged with that requires proof?

you think the corporation follows ethics? if you want to use the program you not only have to give up all of your confidential appraisal information (oops!) you have to pay to use the data that another appraiser gave them, for free, and you don't pay the other appraiser. if you are supplying the data you should not be charged to use the data, or at worst a one time (or even annual) fee like they do for flood maps or any of the other add-on programs they offer.

i agree, everyone is afforded the luxury of believing what they want to in america.

I can promise you they are not building their super AVM using just MLS data. Nor are they just using data in their SmartExachange program ONLY in the SmartExchange program.

That's the cool thing about a having a 'proprietary' model--no one seemingly can, or is supposed to, question where in the heck all that great data comes from!
