Ditto for me post 9 and 10, I've seen very little impact on price, but marketing time can be longer...some buyers want no part of a view like that, others don't care or use the easement for walking, dirt biking or the privacy to rear. I found market exposure more affected than price, but if your subject particular view or placement to poles is extreme it may not fit the norm .

I've seen the same here regarding homes near the airport, a regional prison, and adjacent to an interstate. X% of the buyers won't want those houses at any price; everybody else...no big deal.
 
Has anyone worked on a residential property where the privacy and view was altered with the introduction of a significant influence?

I have seen a study prepared for a highway project that removed a wooded area shielding a row of homes from the road (street widening project).

The study concluded a loss in value due to the loss of privacy and view.

As to your subject property, if the power company stayed within their easement and within the terms of the easement document (clearing, maintaining easement, etc.) I doubt that he has any recourse, if that's the issue. Power companies in this area are getting very aggressive about clear cutting and maintaining their easements in the past few years. A LOT of people have lost a lot of woods and privacy due to clear cutting areas that had been growing for many years. Many have been forced to remove or relocate fencing, yard barns, even remove a pool.
 
The subject house sits about the same distance as the tree to the left (closest).

So the improvements are only about 30' from the pole? If that is the case. The change in "view" would be the least of my concerns. How wide is the easement?
 
Pole - 100 feet. Easement - 50 feet.
