If you have an "only" reference then we're certainly open to considering it. Aside from that we are getting into personal interpretations. It is my assumption - and should be your assumption - that if Fannie's form designers had actually meant to say "based only on the sales comparison" they would have said it that way. In lieu of references to the contrary all that's left is what they actualy did say.

I just don't know how I can make it any clearer. There are no assumptions - they intended for the sales comparison approach to be the approach that the appraiser used to develop his opinion of market value. That is why the form says, and I'll quote again (although it's really redundant), "I developed my opinion of the market value of the real property that is the subject of this report based on the sales comparison approach to value."

Certainly. Typing slower as we speak. Can't really dumb anything down, though, so it might be helpful to have a dictionary handy if you want to keep up.
 
Also, remember that reconciliation is performed within each approach, as well as reconciliation of any approaches developed. If you'll note on the 1004, the 'Reconciliation' section only addresses whether you made the report 'as is' or 'subject to'...
Uhh, may I draw your attention to the requirements of SR1-6 and SR2-2.a.viii?
 
If one is to place their entire weighted opinion of value on the Sales Comparison Approach to Value, riddle me this, why does the "form" have a reconciliation section?
 
How can you give "no weight" to an approach that tends to support the value indications that resulted from the application of the other approaches?

huh? SR 1-6 (a) addresses reconciliation within the approaches, and SR 1-6 (b) addresses reconciliation OF the approaches. Or do you interpret that differently?

have you looked at the 'reconciliation' section of the form? It has nothing to do with reconciliation...
