"market value" is not defined as those with access and knowledge to buy, sell, operate everything over the internet.

But better get those mortgage servicers into the bail out line, because they'll be losing money with eviction and foreclosure suspension in place. They might not have enough money left over to pay appraisers.

I'm always amazed at the extent to which appraisers are worried about being bitten by after-the-fact-revisionism. It seems to me that the lender who chooses to apply a 95% LTV to any 03/2020 value would be on the chopping block for "not understanding the risks" of these market conditions. Not the appraiser who is NOT making that decision.

Lenders will not be required to do buy backs, from the GSEs.

It's only appraisers that determine market value.

Risk is in the eye of those that can't afford it.
