The problem is that it is not just a few "stoopids". It is a whole buying market of them.

Well ... having just closed on our new TX home (full story on the 'Texas' thread), I have some skin in this game, so .... this coming December, at the tail end of our 4-months off following our move to TX from CA, I will lift a glass to you gentlemen as I recline on a beach chair on South Padre Island, and hope y'all have some heat up in the frozen North ... and then I'll join you in bemoaning the insanity of this stoopid market that I played like a fiddle on both ends ... for about 5 seconds before I fall asleep in the sun.
