Anyone who cannot, off the top of his head, quote in his daily life, bits from "Looney Tunes" is culturally deprived. I remember rushing home from Junior HS just to make sure I saw the Looney Tunes half hour show on Channel 5 in NYC. Made sure my kids watched them all on DVDs. My son - who is 25 - still remembers them all from a cross-country trip when he was about 6.

Exactly. Or if they want to move to a different state? What do the upthread posters suggest? Waiting a year til the prices and % rates have gone even higher? And perhaps the other moving opportunities such as work, as well as the ability to sell their old home, have decreased?

The market is being driven by successful people moving to greener pastures for a better life. They are overbidding (as I did) because they can afford to and because that is what the market is demanding right now. I am not going to worry about paying $zzz over list price when I am getting 40% more house for $120K less than I am about to sell the old home for.

THAT is called "strategery" ... or good planning/timing.

When we bought in Florida, the market price curve had just turned up. Paid $80K for our home In 2014. We are looking at $250K value for our home now. Not planning on selling but equity is nice just in case.
