Classless Valuation Buys Data Master

The data in MLS in many cases is not complete or sometimes wrong to you need to go through the MLS photos of the comps and compare it to what is and is not in the listing. So if spark and datamaster master are taking the "DATA" from the MLS listing and putting it in the grid,, how does that save you time assuming you are still looking over the MLS DATA and Photos. Or maybe its faster because the users just take the data as it is, just like using the "PEER" data in ALAMODE and assuming its is correct.
 
I use datamaster and it doesn't really save that much time. Maybe five minutes.

A lot of the data needs to be manually checked and retyped in. It will get the address right, MLS number right. sale price right, contract date and sale date right. It will put the tax ID for the comps where I want it right and put in original list price and final list price where I like to put it.

Everything else needs to be entered manually. I still use it though for the very little it does.

Spark is the worst because you can't even customize it. Datamaster you can at least customize it.
 
That's what i thought. So i guess the appraiser's who say it saves them a lot of time just accept it as being correct?

The only reason people like Spark is because it doesn't give the choices of where to get the data from. They choose where the data comes from for you.

Customer services links the user with his or her MLS system, and Spark allows the user to determine in advance whether MLS or public records is the desired source, although each line item discrepancy throughout the grid is highlighted to allow the user categorically to select which of two alternatives to select. Easy Peasy.

I tried out spark recently for the whatever number of free trial reports and it is trash.

Triple your productivity? No way.

How long does it actually take to manually type the data into the form itself? 30 minutes max. The part of the appraisal that is time consuming is not filling out the fields in the form.

My question is how does it triple your productivity if given the issues with MLS data you still have to review the MLS listings regardless of what is downloaded by Spark?

I'm unfamiliar with the MLS issues you mention. If they are as enormous as your comments imply, every report requires a "regular assumption" concerning the accuracy of the appraisal report, rather than an extraordinary assumption," because the potential errors reflect the industry standard (from a contrarian perspective......).
 
Spark is faster, easy to use. I'm not very tech savvy, and its pretty easy to use. After your purchase they do a live approx 30 min call to walk you through it.

It does the entire 1004mc with commentary...AND does time adjustments on the sales grid! You have the flexibility to edit everything before it populates, so you have control over any time adjustments.
I dig the "prior sales" section that allows me to avoid that stupid meaningless, time-consuming narrative. If a comparable has a questionable prior transfer, I exclude that property from the grid rather than try to 'splain away the prior BS.
