As you well know many times data is missing in the listing, is incorrect etc. Are you saying you do not review the photos for the comps you are using???

I review the comparables' supplemental photos as well as the marketing descriptions. One thing that will confuse me forever is differences between the comp status/condition on the effective date of an assignment as opposed to the contract date, which is the date of valuation. If the appraiser's neighborhood tour reveals that a comp is either much better or worse than it was on its contract date, how can the grid reflect the status/condition on the effective date? (Just a question of polemics I presume, although I don't even know what polemics means?????)
 
The condition of the comparable is the condition of the comparable when it sold, not the effective date of value for the appraisal. If a home sold in October and you drove it in December for your appraisal with an effective date of say 12/15/2021, the fact that the new owners completely remodeled the home after the sale date has no impact on the condition in the grid.

So Again, if you still have to review the listing info and the photos for that listing, I do no see how any of these services can save you more than maybe 15 min? I do not use those service so i am just trying to find out form people like you that use them and feel they save you lots of time per report

I have used Spark in the past, which will save you about 30 minutes per report. The problem is that you still have to go out to their website to upload the data and export it to your forms package. Unless you are doing high volume, I would not recommend it.
 
Who are these appraisers who do 1004's for $350 for Class???

I have seen form-fillers in my area do them for even less in this market. Of course, when you see the report, you die laughing.

I estimate that Spark saves me 3 hours per report. The SCA grid is less than 25% of a report IMO. In fact, I devote about 10% of my time to scholarly factors and the remaining 90% of the time entering data, before Spark. Of course I also refine my 1004 template about once a week.
