Are Staff Appraisers paid customary and reasonable fees?

I think you beat this horse dead 1,000 times, time to move on as you lost all credibilty and its clear you will nerver operate a real business.
My brother in law operates a real business. My uncle does. I will train someone eventually. I made an offer to a friend, but they are lazy. And now I don't have enough work for both of us. At least, I won't this winter.

We never made much money off having appraisers, very low net Profit Margins and unlike other business very hard to raise fees. BUT it was better in my day because we did not have AMC and all work was direct and we colcted COD at the door . Today you are always behind the 8 ball, while still having to pay appraisers and staff a two or three man operation is a real money loser and when business gets slow everyone bails on you. We always made way more money with the real estate offices .
 
Are trainees considered employees? If so, headaches with overtime and payroll taxes.
 
I guess those of us in the business 30+ years don't have a real business? There have always been young whippersnappers that come along that think they can re-invent wheel. Some make it and become old codgers like us. Some don't make it because the key to this business is the generate appraisal work every year, slow market or hot market. Some newbies cut corners and lose their license too. Some forget they don't know everything and get themselves in trouble with clients due to competency. They don't last long either. You have to have a desire to be the best to survive in this business. Doing $14 evaluations is not being the best. You can drive for Uber/Lyft and make that kind of money and set your own schedule. My 65 year old brother, makes $700 a week working four hours a day (6-10 am).

If you do it legally yes and you also have to carry workman's comp, and god help you if one gets hurt in your property. We had a real office building, assistants paid on W-2 and employs. Licensed appraisers were on 1099 and independent contractors but in CALI today, I believe they may have to be employee's.

Ariba you are not real bright , you cant focus, you make up stories and just like to argue and fight with people . A real personality disorder and my guess is a hormonal one too . Every two days you are off the rails. I know one thing you have no business experience. You need to make money, so go try and get some orders :)
 
I know my ideas are theoretical and require radical change of thought. I don't expect society to be socialist anytime soon. I don't condone violence. Our current system of capitalism will not last forever. Feudalists never thought the system would change.
"The current system" is constantly evolving. The point of balance between personal interests vs collective interests is constantly on the move.
The pushback against "progressive" ideology is only just beginning. It's going to get a lot worse for your kind before it gets better. At least some of the feminists will eventually surrender to their biology and and the desire to bear children to raise. At which point their other needs will also kick in to nest and feather their nests and set themselves up for family life in their old age. That will require considerable resources, which the only way to obtain those resources is to sell out to the reality of having to work to survive. And to find a mate (of whatever of the 57 genders there are) to help them attain or otherwise give them those resources. Whether voluntarily or via the family courts which have been established to service the feminine imperatives.

Here's the primary reason collectivism will not become dominant In America - it is unfeasible unless/until everyone or almost everyone in the group is participating. Opt-in participation isn't viable in a collective society. And you cannot tolerate a setup where people who are in the group but who opt out have the ability to thrive at their own hand. You MUST force them to participate, whether you do that by social coercion or political or legal coercion. Which is one reason that Bernie got kicked out of the communes he lived in. They couldn't tolerate the slacker.

If collectivism was economically or socially viable in America you'd see a lot more functioning collectives operating on the voluntary opt-in basis. None of the communes Bernie lived in or visited lasted for more than a few years. Meanwhile this here is still America - everyone still has the freedom to try again, only this time with REAL socialism. If they really wanted to. The capitalists don't need them and don't care what they do. "If you won't there are plenty of other people who will." By choice.

Even someone who is living incongruously with their values like you will recognize this on at least some level.

Now, now, who is calling the kettle black? You want to be argumentative and fight by calling people names when they disagree with you. It just shows your own shortcomings and they are many. Why all the hostility, should we be concerned? :peace:
