Doesn't look bad but does the second floor actually overhang the first floor by that much? It would be a pretty strange duck in my pond.
Does the software produce that sketch? Damn it looks good!
 
It's far more detailed than what most appraisers have been doing.

Back when I started we were doing pen/ink on graph paper. By hand. And including the calcs. And interior floorplans. The technology subsequently rendered those skills obsolete.
 
Are the room sizes generated by scanning each room with an iPhone Pro and sending the data to CubiCasa along with $15?
 
Is the GLA ANSI-compliant?
It is 1004 Desktop compliant, and that is all they care about. Pay $25 for a "Field Agent" who used his girlfriends SSN to pass the background check, send the data to CubiCasa and get a sketch for $15 or $30 with fixtures, then send pics, sketch and Zillow generated comps to an appraiser along with $125 for their signature. What a business model.
 
Seems like a very odd looking sketch with 2nd floor overhangs. I can see that being a neat little sketch for realtors to use. Maybe worth the $15 it costs the agent. Agents in my market would still need to hire me to measure their listings to make sure the GLA is correct. I’m not sure that sketch would satisfy that requirement.
 
By the third scan I got this. Did the scan on a new construction not finished with stuff everywhere but no furniture. Yes its $15 for the appraiser section but there are more options. The software put in all the measurements and descriptions. Ansi? who knows and nobody outside cares. I still have to do my sketch based on the outside measurements. I want to compare the two but based on the early results this may be the future. After all my first Disto is over 20 years old. I need more than the one Youtube training session.
