I gotta believe that the Appraisal Software companies are working on there own versions?
Or...watch Fannie retract their compulsory ANSI compliance so that this sort of measuring is acceptable.

No, it is not ANSI compliant. Neither is the $2500 Matterport camera. They have done tests and they can be off by well over one foot in some rooms. (For some reason it has a hard time with small laundry rooms.) -- You can't measure the outside dimensions needed for the house - CubiCasa will assume the wall thickness and then add that to the interior room measurements plus the estimated interior wall thickness. They probably have access to databases to help with reconciling the living area square footage, but that is not exactly a measurement. Also, if the house is cluttered on the inside (which many are), it can be even less accurate.

However, it would appear from Dan Wiley's testimony on this forum, that Freddie Mac doesn't seem to care, they apparently trust the accuracy of Cubi Casa despite evidence to the contrary. Clear Capital owns Cubi Casa. The head honchos go to dinner with the Clear Capital CEO. They appear to scratch each other's back. --- Say one thing do another. But, of course, if your appraisal winds up in some lawsuit, a different story.

Some cell phones have the ability to measure, and improvements are underway to better them. The question is, if you're walking thru the property anyway, why not just measure? How much time are you actually saving, considering you send it to a third party and need to wait for its return.

Agree, you should be circumnavigating the property (when possible) anyway, why not wrap your tape or use your disto while you do? Oh wait, are some not walking around the property?
 
The CubiCasa app is done from inside the home (or at least the tests I've run are all from the interior perimeter. A couple of others out there are 'exterior' applications. All of them provide really impressive renderings.

I think I saw a video that stated they add for exterior walls and therefore their app creates an ANSI compliant sketch. Yes I would stake my license on that!
 
The methodology from scanning is different that what we do. The obvious are the interior walls, windows, doors, room descriptions with dimensions are all automatic. So far its not a replacement at this time just a supplement but the tech is amazing.

I have heard there are some appraisers who are using this instead of actually measuring the exterior.
