As a broker my job is to be a Fiduciary for the client, ( advocate ) meaning when they buy we try to get them the best deal and when they sell we try to get them the highest price, Also a broker is not under USPAP so the unlike the appraiser who not allowed to be a advocate for his client. Two different purposes and different laws and regulations control them.

I'm dead serious. I value your opinion - you're one of the level headed folks on here. I really am curious how you think the AMC's are deceiving the public?
 
In general the public doesnt even know what a AMC is and believe it or not a lot of Realtors and Loan Officers believe its a law that we have to be under a AMC on a order. The Public doesnt care one bit, they just want the value ( sales Price to be hit )
 
What we really are is a Cottage Industry.

How did you get into the Industry? well I can tell you how you didn't learn about the our profession:

1. we are not exposed at Career Day in high School.
2. Almost all of us do not have a Office in a Commercial Area
3a. We are not listed in Community College or University Booklets as a course of Study to achieve a degree
3.b. There is no scholarship Programs in Local Community Colleges or Universities.
4. There are no scholarships from Prvt Companies and Organizations or if there is how does the Public Know about it?

Does a Lawyers Law License Expire? Yes. Does the Lawyer have to go back to 1st year of college and Start all over like us Appraisers? NO!


Look at your States HVAC or Plumber or Electrician License - Do any of them Say you have to start ALL OVER AGAIN FROM DAY ONE like we Do!!!

Renewal of Expired Licenses HVAC​

You may not engage in air conditioning and refrigeration contracting if your license has expired.

A person whose license has been expired for 90 days or less may renew the license by paying to the department a renewal fee that is equal to 1-1/2 times the normally required renewal fee.

A person whose license has been expired for more than 90 days but less than 18 months may renew the license by paying to the department a renewal fee that is equal to two times the normally required renewal fee.
 
Its like checking into the Hotel California, once you get in you never get out until you retire or die :) LMAO

I did... mine doesn't either. :) That said - your medical CAN be pulled - which happened to me b/c of Grave's disease.
 
FNMA up 20% today... what does the market know that we don't?
