Thats not true now as business volume has come to a crawl for some people in come areas. The low fruit is harder to get but when price gets to $200.00 there gobbled up as fast as they can send them out. Its mostly all about fees no matter what you hear if fee is right its a go. Also a poster on a forum will never admit he is doing them.
It’s mostly large appraisal mills that take them. Or staff. Places where low paid minions do the work and the chiefs all congratulate themselves on how smart they are. Some are even given awards at how visionary they are.
That may be true but there are also a lot of independent guys doing them to .
The liability is the same, so we should be charging the same.
The biggest liability for many is going broke and so on a risk to reward basis they have nothing to lose.
They have a lot to lose because getting lower and lower fees for dwindling volume is a way to go broke as well, or be fooled enough to hang on while making poverty wages. Though there may be some who make this low fee is better than nothing choice, but it is not a sustainable income for most.
Agree but they do not have a sustainable income doing only a few 1004 a month..
Charles you and I are not even getting up if the fee was a $1,000 bucks because we are too damned lazy
