Agree but they do not have a sustainable income doing only a few 1004 a month..
I don't right now either, which is why I am looking to supplement. But I will be hanged if I will contribute to the downfall of the industry by accepting fire sale bids.

This reminds me of some of the Risk (the board game) epic battles I had in high school. The best strategy was to let armies A and B fight it out, depleting both sides, then swoop in behind them and take all their territories (and cards). But to keep battling turn after turn to get south america was just dumb.

I see a lot of ignorant appraisers out there right now, not realizing that with every super low assignment they accept, they are merely putting another nail in the coffin of this industry. Death by 1000 low bids. We have 30,000 appraiser armies fighting over Australia. The prize is not worth the black eyes.
 
Let me tell you, these desktops/hybrids have disaster written all over them despite what the USPAP police on this forum have been saying(taking instructions from their friends). There is no way an appraiser can complete one of these assignments and comply with USPAP.

  • The clients ordering these assignments don't know what form they should order.
  • The turn-time is 24 hours after acceptance.
  • The form the appraisal needs to be completed on is a total trainwreck. It's just 1004 with a different Scope of Work and Certification. This is what the GSEs call "Modernization."
  • The fee is an absolute joke. To be profitable doing these, you would need to cut significant corners to make a profit.
  • These so-called inspectors don't gather the information the form calls for, e.g., appliances, type of flooring, fences, sanitary sewer, etc.
  • The photos provided are worse than those found on the MLS.
I could go on, but it's getting late. Zero "Modernization" is involved with these assignments.
 
I'd want $500 to do one of these puppies. The only time you save is driving to the subject, and you have to produce a credible report with one hand tied behind your back because it wasn't your eyes on the subject and neighborhood surrounds. Took me forever to do the couple of these that I did before I blew off the 9 to 5 thing. They can sit on the 100 to 200 buck thing. No way.
It is not just your eyes, but you don't have your other senses like a prudent buyer would to detect the smell of a cattle feed lot one mile away, the feel of the cold wind that only cuts through that part of the valley, the sound of heavy industry, the shadow or glare from nearby high-rises, or the vibration felt from rail or freeway transportation.

Seriously, my friend's kid bought a new house on top of a ridge above the freeway and he asked me if a title search should have disclosed if the house was built on an ancient Indian burial ground, because the spring door stops would randomly vibrate on their own. I asked them to look and see if a big rig was driving on the freeway below when they shook. Sure enough, that was it. The low frequency rumble was traveling through the ground and shaking the house even though he could not hear the truck.
 
Get a sample. Estimate the time it will take you to complete a desktop. Multiply the time by your hourly rate. That's your fee. If you want to work for $1/hour.... you can. If you think you are worth $125/hour... don't accept less.
