AMC hires Convicted Felon as Property Data Collector

It doesn't matter what GH wants, what you want or what all of the appraisers here on AF want. He who has the money has the power.

Borrowers whom want to refi are not looking to see which lender sends a licensed appraiser out. They're looking at whom has the lowest rates and which is the best deal for them. If that lender with the best deal happens to send out a PDC, a licensed appraiser or a stinking drone.....the borrower doesn't care as long as they get their cash out refi with the best rate. A super dooper bonus for the borrower would be a waiver.

Now.....if we were pilots, and we stopped and said we're not flying. Which is happening now by the way....we'd have some leverage.

The only leverage we had was that we would prevent a lender from making a poor lending decision. With how good collateral underwriter has become (thanks to us) that risk is low. They have the data. They don't require our services. Shoot....an Uber eats driver has more leverage because people are lazy and hungry.
 
A License is just a fee it does nor make someone honest or a crook.
But it would make some resi appraisers feel better about losing that part if the business.
 
This isn't about background checks. It's about putting professionals whose career is on the line in homes, rather than min wage gig workers who have nothing to lose.
If the government pays for PAREA courses and keep the education requirements very low casers could come through that way, but the way it is now people are not going through all of the education and apprenticeship to case out houses.
 
Maybe cat burglars should start 1st by going to free sources like Zillow etal....

Funny I was appraising before State Licenses were even required and when licensing was coming into effect you would have thought the Profession had come to a end. The same with background checks when lenders and AMC wanted them appraisers fought it tooth and nail. Now my Cable TV guy shows up with a Large Photo ID hanging around his neck and is dressed better than 80% of the appraisers around here who show up in flip flops and tank tops :)
