Loan production appraiser? Is that a new made up term? mortgages work are the only reason this profession exists. That’s every appraiser. You might want to prospect that aspect of the profession, not throw it away.

Every appraiser appraises for lending. Minus a few that are living off SS and decided to not accept AMC work after their clients were stolen from them. I know several like that. Do 5-8 jobs a month for direct lenders or mtg brokers and won’t touch AMC work.

But even they are not independent and must do what the engagement letter request of them. The fact is once you have a license someone always owns and controls you. name meany profession that requires licenses that doesnt have a rope around your neck.

If you had ever really been independent, they would not have been able to put you and so many others out of business.

When you hold a state license, you are responsible to follow the state rules and laws that govern over that license. There’s no other state license I’m aware of where they say you now have to do what the user/client tells you to do. The whole point of state licensing is, for that not to be the case.

With my engineering license, I’m responsible for the design. Just because the client says I’m spending too much money in materials doing it this way, I can’t give them what they want.

It’s such a backwards way of thinking and shows an incredible lack of professionalism.

The only people they put out of business are those of you that aren’t “loan production” appraises anymore. And that’s probably why you’re the way you are. I don’t blame you. I love every minute of this job. Best job I’ve ever had. I just wish we didn’t have ineptness in the high up positions.

My guess it would either be a blank page or one line that says "do whatever you want".

No offense but you are flat out wrong. In my family I have Three Medical Doctors Two Attorneys, one CPA, and all in their employment all have clients who dictate to them what and what not they will do. The medical is the worst as now Physicians are like appraisers and are owned by the Insurance providers and HMOs.

I cannot think of one single profession that requires State Licenses that is both controlled by their clients. Remember Your State Licensing Boards are not and were NOT started to be your "advocate" Their mission statement is to sell licenses and enforce any violations and they don't Lobby for you. Since appraisers have no real organizations they belong to- they are naked and everyone is free to tell them what to do,
