what’s so hard to understand about USPAP. Here is 2” thick book and in the end you have to do whatever your clients want, but don’t use that as an excuse when the board asks questions.

Congratulations you have no passed the test . Don't you feel so much better now that you can just accept the fact that you had believed a lot of things that good people had told you were truth but they had simply been misinformed .

For perspective, ANSI is jus a way to standardize measurements since the appraisals can end up all over the nation - it is an assignment condition now for GSE work, most of us have been using it or a version of it anyway -

I see appraiser independence as being violated when a client or assignment condition ries to influence the outcome - such as saying you will measure but make every house 10% larger. That is the kind of instruction or directive that influences results and would violate appraiser independence. Using a widely accepted measurement standard does not do that.

many years ago and you missed the boat. You could have been a millionaire by now by just
getting on the money train, but instead you pissed off too many people in high places.

Now you will just retire and die in assisted care facility muttering about USPAP and Taf and the nurses will just shake their heads and say give him another cookie :)
