Anyone encounter a geothermal heat pump? How did you handle it? Like a regular Heat Pump or like a solar panel array?
I have encountered quite a few. I handle them as I would solar panels. They are quite a bit more efficient in lower temps than a standard heat pump. Most I see are in more rural or large lot suburban properties. Some use their ponds (pretty deep) as their source (open and closed loop), some use buried horizontal systems and some use drilled systems. The strangest one I saw used a drilled well and discharged into the river. Have only seen a couple in your typical platted subdivision.I see it in high-end new construction here and there but at the end of the day it's just another feature. Same with solar.

I agree. I've seen several over the years in the Pine Barrens area of New Jersey. I've never found a significant adjustment for them.I've seen 2 or 3 in my appraisal career.
