Same guy who said something to the effect "The easiest way to rob a bank is to buy one"
Somewhat akin to "putting a fox in charge of the henhouse". That's why I don't don't subscribe to the notion that what's best for the client, is also best for their customers (or society at large, for that matter).

Fair point (obviously) but also irrelevant WRT the appraisal business; as the lenders' concerns end at that "what is best for the client".

Our professional standards orient to the interests of the intended users of appraisal services. WRT to their usage of those appraisal services. Really, there's no other benchmark to orient to. The minimums are the minimums, plus whatever other user-driven requirements get added. Or don't get added, as the case may be.

I just thought it might be a helpful addition to the debate on this thread to point out that not all decisions about replacing appraisers with AVMs & hybrids have anything to do with comparing "the accuracy of the results they are getting from them" with traditional appraisals. Of course, those decisions are being made inside "a black box", with results which are impervious to outside scrutiny. Given the history of how the lending business has evolved since the advent of securitization, however, where every major player seeks to sell their risk onto an unsuspecting bond market, I would say that "the accuracy of the results" is a metric which lies towards the bottom of the decision tree.

Maybe so. I have no idea one way or the other; except to take note of the decisions they've been making.

Maybe I'd be better informed on that end of things if TAF had followed through and provided me with the mask, cape and secret decoder ring that goes with the NDA I signed all those years ago. Instead, all I got to show for my efforts was a nylon fannie pack with TAFs crest on it. And that was probably made in China.

Ooops, I just slipped up again. Look, a rabbit ----->

The appraisal bias hearing was fun today.

Will be interesting to read Jonathan Miller's reaction in this week's newsletter to David Bunton calling Miller a liar.

Not surprised Bunnton is entirely drunk on power. He knows that people are catching up to his and the Foundation's corruption.
