It may make them look prettier... but better and more credible? I have not seen it.
The charts and the graphs are only as good as the data chosen (and the scrubbing of the anomalies) by the appraiser IMO.

If this Lanham dude would have utilize some graphs on his market analysis and the busy street to interior street differences to convey to the lender his reasoning for his adjustments, he'd be in a lot better position to defend his report instead of being accused of bias.

take out the busy road adjustment...the appraisal is still no where close to the second appraisal of $750,000 :rof: :rof: :rof:

Any traditional external obsolescence was not a negative between 2020 and 2021....
 
If the lenders have deemed appraisers completely irrelevant, I wish they'd just pull the Band-Aid off quickly.

This slow, circling the drain demise with desktops, hybrids, Uber driver inspections with the pittance of what they call a fee is not sustainable.
These desktops, hybrids, and such are shortcuts lenders are trying to bypass appraisers actually looking at the property on site.
They're not as accurate as when a real appraiser goes to subject and check out the location and the comps.
Unfortunately, lenders will accept these shortcuts and eventually the house of cards will fall and we will have another real estate downturn and appraisers will be blame.
USPAP should realize these shortcuts are not good for accurate valuations of properties.
