AO 40...The Use of Coded Words

remember when the unethical stakeholders whined and cried about the word 'average'...
 
Sometimes most descriptive term for that neighborhood would be "barrio" (even though that term is used in restaurant names) but I know it's inappropriate so I never type that in my report.
 
Nothing unusual above with possibly one possible omission. We also have discussed in depth Denial of Service.

What we have not talked about much is the possibility of hitting the bullseye to avoid a complaint.

I don't see that happening much because we all know the constant barrage of multiple ROV's. Those are common.

What we have though and possibly is occurring is "Noble Cause Corruption" Took me awhile to connect the Dot's. I recall this from Brookings

Recent Brookings analysis from Senior Fellow Andre M. Perry and Nonresident Senior Fellow Jonathan Rothwell found that appraisal transactions in majority-Black neighborhoods are 1.9 times more likely to be appraised under the contract price than homes in majority-white neighborhoods.

Noble Cause Corruption that would not have taken place. AKA Hit the BullsEye no natter what.

Defined Noble cause corruption is a type of corruption that occurs when someone uses unethical or illegal methods to achieve a desired goal. It's a mindset or subculture that encourages the belief that the ends justify the means.
would that relate back to Redlining? (last sentence)

Perhaps these jolly good fellows need to dig a bit deeper into the conundrum. Perhaps the market participants are less astute and are willing to overpay. After all, the bank has the larger stake in the property if everything goes sideways. WTH, let's go for it.
 
1.9 times is a very high number if they mean almost twice as much. if saying only 1.9% higher, statistically insignificant. but the race hustlers need something to bite onto.
 
TAF/USPAP/ASB's solution to the "Bias" issue will resemble AO 6 & 7 and the resulting signed form "Residential Green and Energy Efficient Addendum" it will be 6 or more pages of 'stuff' referencing a half dozen federal acts and PAVE declarations. It will probably be advised to include AO-39 and AO-40 in the appraisal addendum and re-citing the Ethics Rules. It will probably add 20-pages to a 1004. Its what the stakeholders want.

Maybe I'll start using actual code to write reports. They'll have to pay me extra to receive the decryption key.
 
It is in the best interest of the appraiser to not use any of the coded words. Yet. over at facebook appraiser forum the outrage was amazing. Comments like You can't tell me how I write my report blah blah... "This is stifling my independence!"

I thought about their comments and it reminded me of "Survival of the fittest. In Nature lions look for the sick. lame and lazy as their prey.
