Should add that computers can handle a large number of tasks in parallel - since many years. The robot could detach multiple small drones and robots to take pictures and measurements in parallel. The robot would communicate with its mini robots and drones via WiFi located in its car/van, which would communicate with the mother computer via 5G/6G …. So you can begin to understand just how infinitely more productive the robots can be than even the most skilled human appraiser.

Still, no matter how well the robots handle detailed tasks, I submit they must always be managed by competent and well-educated humans who can better grasp the intricate and dynamic web of high-level connections.

And when so many "robots" replace human tasks, not enough humans will make enough money to buy or rent th houses or buy the products made more quickly and efficiently - people should see the bigger picture, and even the tech billionaires such as Musk are begging for proactive addressing of teh downside of AI -

I am telling point blank that appraising is way harder and actually considered a profession. But AMCs and gses and others have tried to spoil that. However, liability will shift in a downturn in the market.

Much of this current policy will be shifted on appraisal regulators, AMCs, lenders, gses.

I am not really sure the govt will bail gses out again. I think govt will just take them over.

The problem with your Alice in Wonderland scenario is the requirement for top down control of the economy, a lesson learned the hard way by nations that aspire to communistic economic models that enviably lead to low efficiency, low wages and general misery for the working classes. When you factor in the ability of computers to execute innumerable tasks in parallel and nearly instantaneous communication with digitally controlled machines, robots, remote computers and internet services, .. you may begin to understand the real threat to humanity and the great need for some kind of enormous adaptation to a very different new future.

I am not proposing communism, but more of a capitalism with more benefits and protections for the workers and professionals, such as many European countries enjoy - lower cost health care, better education, etc. Sorry that you do not support that for citizens.

Already in sushi conveyor belt restaurants, human contact is at minimum.
Customer orders from screen and the sushi chef in the back makes the sushi and send it down the conveyor belt.
And there's even a "R2D2" type robot that comes and gives water or drinks.
Less human workers will be way to go for restaurant business to be profitable.
