Minimum size for a 2 car garage

Why not adjust by the SF? You can extract that as easily as car numbers.
SQ doesn't show width of garage. You can have a tandem garage which is not same as a 2 car side by side garage.
 
I'd say that its a location thing. Maybe in the urban areas you can get by with 18 x 18 w/a 16' door for a couple of city-dwelling owners.

Around here, 20 x 20 is about the smallest and 24' x 24' will get you a premium. My 50 yr old house is 19'x26' and because of that, I built an additional 18' x 36' next to the house, one car door with shop. Also built a 32' x 40' small pole barn but that's the toy box.

In older subdivision, the homes may have 18 feet wide garages. In another subdivision, home typically 20 feet. Thus, selection of comps important.
Doesn't matter if 18 feet wide garages are to your dislike.
 
Am I the only appraiser who sees value in an original one car driveway which has been expanded to fit two cars?

One neighborhood has generally 1 car garage with 1 car driveway.
I pay attention if subject or comps had been altered to have wider driveway for 2 side by side parking. It makes sense when parking is a premium.
 
We are seeing more tandem style garages with one long parking space for the Ford F350 crewcab.

Local building code should specify the minimum dimensions.

I will say 20 X 20 is typical. But I did see some only has 18 X 18 in new sub here. I don't know how people can park car inside. The garage door is about 16 ft wide? I also see some are really large as 24 X 26. All depends.

If two car garage, normally I didn't do the adjustment for the driveway. But if it is one car garage, I do driveway adjustment as well because it is so important and valuable if there is an extra space to park second car.

Most complicated is for condo. It could be garage, carport, assignment parking, permit parking, stack parking, open parking, street parking or no parking at all. How everyone did adjustment between these so many types or totally not adjusted at all? Please comments. Thanks folks!
