Attorney wants a retrospective exterior only appraisal. Non mortgage related. I know that there is no GPAR exterior only form. Would this assignment need to be a narrative? or is it even possible?

Don't know why it wouldn't be possible. Similar to current date exterior-only appraisal except you use comps from the retro date. Of course there would be a few assumptions and disclaimers in the report but if that's what he wants, do it, collect the check first and then do it. Always collect check first when dealing with a lawyer that you don't personally know.

Use an exterior-only form or a GP form.

The issue is that you cannot used a Fannie Mae 2055 form for non-mortgage related transactions and there is no exterior only GPAR form that I am aware of.

I think there are some historical drive-by forms that don't specifically reference F/F, IIRC. WinTotal seems to have about a thousand various forms; surely there's one in there somewhere that would work. If not, use the GP.
 
Don't the general forms allow you to specific the scope of work and your own assumptions and limitations? That is the rub with the lending forms.

Use the GP form and indicate that the appraisal is based on an exterior only inspection.
 
Use the gp 2055 exterio form. or restricted on the top of the form. I did hundreds of pre forclosures with the exterior one. estates i use the restricted.

You need your own certifications and limiting conditions. You could use a generic form (non-F/F).

Just use the non-F/F form and include your own certs and limiting conditions. Hit all the points on USPAP.

If you have a basic narrative report that complies with USPAP, you would be fine.

IMHO.
 
You have intended use and users here that could hurt you if you are not careful.
