Some interesting ASC licensing stats for 2025

How can the agency tasked with appraiser oversight not know how many appraisers there are? The level of ineptitude at the federal employee level is just mind boggling.
I agree, and this seems to be industry wide. Again, look at the appraisal institute's membership count.

The real issue is the names who ride the chairs between government, private, and non-profit orgs. They aren't riding the chairs to keep a spreadsheet. Dr. Chance pointed this out.

I mean, I get that federal programs typically aren't allocated the most up to date resources, but Excel's been around a few decades now. It's not that difficult.

ApprLN, ApprFN, ApprMI, ApprSt#, ApprStN, ApprCity, ApprSt, ApprZC, ApprP#, State1, State2, ..., StateN

Seriously, this is nuts.

I agree. There's no reason to not have at least one employee who does this every time a state sends in data. So is the problem poor managerial leadership or a don't give a two-flips attitude at the ASC?

I suspect it's like most federal programs. Everyone starts out wanting to change the world, then eventually finds themselves hiding in a closet somewhere so they can collect a check without having to work. Did you see the photos Kelly Loeffler posted of the vacant SBA building?

Your going to hear a lot of i just need one good refinance boom in the next few years.

True story: In a past life, around 1989-90, I am doing a periodic audit, out in the field, of the title files of one of our company's (Transamerica Title Insurance Company) agents.

The agent has a typed sign up on his wall: "Lord, give me another real estate boom - I promise not to **** it away this time". :ROFLMAO:
(The mid-1980s boom had just ended several years earlier after the S&L debacle, which was made worse by "da Gubmint" coming in and closing down good as well as bad S&Ls. A JAG I served with in my next life was from TX and said his father ran a good S&L which was the victim of the government's overreaction to the crisis.):cautious:

I have 3 licenses. I think most appraisers around here have at least 2.

Had all 3 when I was working down there. Most in my office did too. Ended up holding 4 for the first couple years back in VT.

I would imagine that at least two licenses is pretty common between DC and Boston. DC, MD, VA is very common. DE/PA/NJ, NJ/NY, NY/CT, RI/MA are all probably common license combos.
