Some interesting ASC licensing stats for 2025

Simply put most times the best appraisers are ones who have life experience. Therefore, they attempt this profession after their 30th birthday and take a full 10 years to mature as professionals. It really is an old person's game often. Most young appraisers I know were children of appraisers.
True but what parent would advise their Son or Daughters to become an appraiser today ? I'm pretty sure that model is pretty dead today with a few exceptions .

There are just to many other better opportunities in growth industry's and advancement.

Study of market conditions was a failure for those promoting the PAREA, where litigation for fraud by participants is likely to ensue.

Little known fact is cases of fraud are Criminal not Civil and attorneys need to get paid so Errors and Omissions generally doesnt defend or pay claims of fraud.

Therefore almost all court related appraisal work is on cases where the appraiser is not facing criminal charges. Most appraisers don't have deep pockets and so criminal defense attorneys won't take their cases unless they pay up front.
 
The work I do might benefit from me having 51 credentials. I'm sure I'd have to hire a full time employee to keep the renewals straight. I'll stick to the 3 that I have.

Yep, I mentioned that in a thread. I plan to refine the query some more. The data is just so bad. 6000 or so don't even have zip info.

Here's an interesting find:

Many of these "duplicates" are actually the same person with different license types in the same state. For example:
  1. Dominick Arias in CA has license #3009179 as both:
  • Licensed (effective 2023-04-26)
  • Certified Residential (effective 2024-07-03)
  1. Douglas Avery in CA has license #3006647 as both:
  • Certified Residential (effective 2024-04-09)
  • Licensed (effective 2019-07-16)
This suggests these aren't actually duplicates, but rather progression in licensing levels - appraisers often start as Licensed and then upgrade to Certified Residential or Certified General.

Now I'm trying to untangle that to see if the overall ASC numbers are accurate (i.e., not double-dipping).

Their numbers are just as bad as the appraisal institute's.
