Some interesting ASC licensing stats for 2025

Keep in mind that the ones with licenses in 10 states or more are usually AMC reviewers who have “Peeping Tom” memberships here, they never post, but like the all seeing eye, they’re watching you. They have something in common with trainees, they hope to one day be considered appraisers.

Not every state has 4000+ licenses. Some of the states with smaller numbers can be sorted with deletions of duplicates/state in reasonably short order.

I know of an appraiser who is outsourced by Fannie to run comp searches to support their repurchases. He is licensed in half the states. I have my eyes on him.

I would imagine that at least two licenses is pretty common between DC and Boston. DC, MD, VA is very common. DE/PA/NJ, NJ/NY, NY/CT, RI/MA are all probably common license combos.

We could see DC and Maryland from the office in Old Town. It kinda made sense.

And I'll bet they will never admit to it and most appraisers won't believe you if you told them.

They'll never admit it because they make a significant effort to conceal it. However, on several occasions, I have interviewed with companies primarily as a fact-finding mission. A desktop product that is very similar to one put out by this company turned up in repurchase documentation at my current employer. Come to find out the appraiser and a prominent fella at Fannie go way back, and he's a real problem solver. However, his work product is slapped together haphazardly, and I don't think he's competent in all the 20-some states he's licensed in.

Wow! You got a nod from the man himself. Good work. Although when Jim Park can only get the number down to ~ 60k +/- 5%, that's VERY telling...
