You fail to mention why properties are going down in Florida.
Many wanted to retire in Florida but are finding out the high costs in upkeep especially condos.
Condo insurance are on average like $1,100 compared to national average of $482. My condos are about $350-$400.
Also intense hurricanes in past years have increased the premiums.
And condo bldgs have been neglected and didn't have enough reserves thus HOA are increasing way up or/and additional tens of thousands of dollars in assessments.
Must be difficult for Florida appraisers to do condos in that they have to look at and analyze condo budgets to be sufficient in meeting reserves and upkeep.
All these costs factor in and old retirees whining and complaining.
