I think my clients might not even require it. I'm just going to wait and see what they say about it.
This is how I see it playing out.Its gonna be a AMC factory staff appraiser job, cause they will have the vovolume.
Our "home inspection" will increase our liability.Seems like a mini home inspection. Surprising since USPAP doesn’t require an inspection.
You finaly figured out their game plan ? Just jerking your chain, but you have it down 90% .The remaining 10% of the plan is to hard for many to deal with, so let it play out on it's own. No use kicking a man at this point.This is how I see it playing out.
Hybrids will be the most common appraisal order.
The PCR will be uploaded.
A staff appraiser at an AMC or one of the national firms will download it.
Most will be certified in multiple states. There will be 2-3 appraisers or 1 appraiser and staff on each job.
They will use AI to wrangle all of the data.
Then they will use the comps and adjustments that was generated by their software. Make some comments. Done. 20-40 minutes?
Makes the mortgage bankers happy....rocket and UWM. 1-2 day appraisals.
Unfortunately, it will have the opposite effect. The GSEs wanted us to become appraiser analysts. For appraisers to put most of the work toward the meat of the appraisal and not the inspection side.
Hybrids will be nothing more than a appraiser assisted AVM with a PCR.
