UAD 3.6

I just looked at the 2-4 family 3.6. You have to breakout each unit and describe the kitchen, bath & decor conditions of each one. It is a home inspection, light version.
Anyone want to do one for the same fee now. The rest of the report is just as bad. It is getting into the minutia when we don't make micro adjustments on the grid. Seems like more detail for an avm to use, my guess. This is just for 1 unit.
This is why the software providers are building in photo recognition, the amount of detail would take too much time on site if not automated.

Bring Pajamas and ask the homeowner if it is okay to spend the night while you move around their house performing a rectal exam on each element. Where is the section for describing door handles? Is there a requirement to measure the thickness of grout lines?
 
Hello forum. It has been years since I visited, but I have a question/concern about the new UAD 3.6. To date I have not seen anything other than a few screen shots of small portions of the form. It seems odd to me that WE, the end user of the form, STILL have no idea what it will look like. Keep in mind, WE are expected to be using this form as soon as one year from now, and will be required to use it 18 months from now! Yet, as far as I know, WE the end users have not been involved in the development of the form and have not been asked to provide input. Frankly, how could we provide input when we can't see the form? I am speculating that this process will be extended for several more years, at which point i will be long since retired! Does anyone have a pdf of the entire form yet? If so, can you please share? Thanks!

Many field appraisers provided input into UAD 3.6 over the past years.

There are no new forms - the very concept of forms has been eliminated.

Samples of output for various property types have been posted on the GSEs' web sites for a long time.

I don't like the direction of the new Fannie forms. I always like it short and to the point.
The excess details just bog you down before actually doing the real analysis in appraising.
Real appraisers know most of the details are not necessary to do an appraisal. It's data collection for AI.

It's a form. Are we so elitist that we can't call it as it is?

Willing to pay a higher fee LOL.

10 AMCs dominate the market and hybrids will soon be the dominate form...;)

Less work, AMCs control the fees and salivating appraisers.

Fees will stay the same or we may see a slight bumb for a second...then back to normal.
