Keep in mind the new method or “form” if you insist on calling it that, has been thoroughly field tested and unanimously approved by the national association of property data collectors, criticism of the new system by mere appraisers will not be tolerated.

My prediction is that Pulte will never let the GSE's roll out the new UAD. Waiting for Danny Wiley to confirm. :)

No disrespect to Mr. Wiley, but there are much bigger players involved in this. Fern is against it. If Pulte is against it that means Trump is against it. If Fernando and Trump are both against it, we can already claim victory. :-)

I suppose my version of a wet dream nowadays is Bill Pulte learning of this thing and replying with: "You spent $100B developing WHAT?!?" :ROFLMAO: :ROFLMAO: :ROFLMAO:
 
Pulte is not involved in UAD nor are appraisal issues in the forefront of the Doge type auditing. Right now it's bloated labor and real estate costs snd how to cut the GSEs size by 50% or more in three years by getting and using modern technology and pushing out cubical workers who produce nothing

My take is the end goals are to get the operations in shape to break apart and spin off to private operators, maybe the Five Money Center Banks, nobody knows yet. Appraisers won't know their future until near or at the end so there are no disruptions in the flow of mortgages.

But the appraisers issues in my opinion are of minor significance right now. Those will be addressed if the Fed's unwind the GSEs down the road.

Just as long as they didn’t eliminate templates. I’m sure they wouldn’t create a system that did that.

I put it at 50-50 that it all gets scrapped. How much did the gses pay the software companies to make these changes?

Not a party pooper it's just that the appraisal-- division is a very small part of the big cost of the GSE. Have you ever seen the Fannie Mae Facility? Talk about a cubicle farm of hundreds of no profit center employee's. Lol

Forget your 50/50 bet--it's all been completed and in Beta and it couid be delaid by 90 days but it's not going away.

THE BIG RUMOR is there has been talk about eliminating selling traditional software on yearly renewals and simply going to a Cloud Pay Per use fees of $25-$30 Pay per Report.

This is advantages to low volume or part time appraisers who may only do a few reports a month or ones who likes to pay as they go due to budget constraints, but a big cost increase for busy appraisers

Having only one GSE form makes that model easy, and you would log in and complete your report, and your credit card would be charged to access the form library, giving you a budget friendly system with free cloud back up.

That's the potential model of future appraisal software. The more business volume you do the more they make.The traditional pay for a software program per year is going to probably become obsolete.

The form business will be a smorgasbord of pay for your UAD Form and extras are charged for. Of course high volume discounts will be offered, but you may be seeing the last few years if $1,000 per year programs.$5,000 is what's needed to keep operations going.
