Do you guys that like to ball wash the unethical stakeholders ever stop to think what this profession could have been? And maybe still can be?

Isn't he with Freddie? I think Danny is great, he can take banter as well as dish it out. I don't agree with everything the GSE's do and I worry their big data gets misinterpreted from time to time, but Danny is a stand up guy. I think he knows when I am blaming him for GSE things that I am just joking.

I know where you stand on the situation. I'm talking to the idiots who think the GSE policies are appraiser-hostile rather than simply appraiser-apathetic. They're bankers, not an appraisal entity. Whether wise or foolish, well informed or ill-informed - whatever they're doing is strictly business to them, not personal. 1s and 0s, dollars and cents, loss ratios and profit margins. Not House-of-War.

I have endured every change in the profession for the past 35 years and some would say flourished. Change is the one thing you can count on in this business. How you adapt and survive is on you. I don't blame others for my plight anymore.

Are you saying Danny is an unethical stakeholder? I hope not. He is a company man because that is what he is paid to do.
 
All the allegations of conspiracies, kickbacks, etc. that get thrown around here, mostly be people who are in no position to know how things really happen, just make me smile. Heck, if half those allegations were true I would be relaxing on a tropical island somewhere instead of working on a weekly management report. :)

I used to be called a "bully" by some on this forum. Then we were told to be kinder and gentler. I just try to be honest and if somebody needs a little wake up call, I have no problem doing it.
 
There are lots of negative personalities on this forum. He does not have the market cornered.
That's true but why would anyone hang with people or be in a profession he think's are immoral and unethical and crooks ? It's obvious he has a limited life experience outside appraisal and real estate, because all professions have their bad actors.

If he has a family to support and he hates the folk's in the profession why not get into a Job or profession that has only honest, ethical people ?

You can't spend 30% of your days working with pimps and hookers and *****s and the other 70% at your Church and stay clean. Kinda like the preacher who claims he drinks at the local bar every day to save the sinners. Lol

Appraisers are just sick and tired of being told what they see happening isn't happening. What we have is the same political game played by congressmen/senators in DC who become millionaires off of $100k salaries but claim there's no back room dealing/insider dealing going on. Heck, while some are denying anything is wrong with the politics of this business, we may as well post that REVAA has no influence too.

Everything is fine, just move along.

I keep telling you and you keep wanting to deny "what this profession could have been". When Congress enacted FIRREA and locked the MBs out of the commercial appraisal loop they should have done the same with the SFR appraisal loop. YOU should never have come up with MB leash wrapped around your neck. They should never have grown into controlling 70% of the SFR appraisals.

If you had come up working by direct engagement you wouldn't think it's normal for the loan's advocate to control any aspect of the due diligence function, including the appraisal. The direct lenders would have still acted like they do but at least it would be without the added conflict of interest from the MB-select setup.

Most of the lenders would still have eventually outsourced the overhead to the AMCs and you would still have that problem. But there is no scenario wherein the MB-select setup would have survived to the present. None. It is delusional for you or anyone else to hypothesize otherwise. At most, what the HVCC did was advance the timeline by a few years because "we will not accept MB controlled appraisal" was already a dead man walking in 2008 even though most people couldn't see it.

And sure, I would have *greatly* preferred if Congress had cut out the AMCs at the same time, so the lenders couldn't blame anything on any other party than their own staff. Who knows? Perhaps someday my fondest wish will come true and you'll go from finding yourself in the frying pan to finding yourself in the fire. Fingers crossed.
