Sometimes we don't have enough information to make an informed comment. I am appraising a horse arena. Only on 5 acres. So, I am treating it like an agri business. My comps are mixed between small and large tracts. But assessor calling all 4 "agri" land. So, it sounds more like an agri-business than either "farm" or "commercial" - I would work it from that angle. Comps should be sparse, so I suspect you best weigh heavily upon the cost approach.WTF!!? We were under the impression this site is helpful for Appraisers..
