SO...... Would Equine Therapeutic be considered a Working Farm???
I KNOW this request is going to come up once we complete the assignment! LOL!!

We LOVE horses!
 
Doesnt appear to be any other livestock on-site.. just beautiful horses..

You're appraising the property. Not the occupancy. What else could the property be used for?

Do the barn owners earn income from the equine therapy?
Equine therapy is recognized and used for vets, troubled teens, and the disabled, among other groups. Usually, there is a charge for it, but charitable donations can make it free for participants.

If you are appraising a horse farm, appraising it for income makes it a commercial property and appraisal, as opposed to a residential hobby farm.

Sometimes we don't have enough information to make an informed comment. I am appraising a horse arena. Only on 5 acres. So, I am treating it like an agri business. My comps are mixed between small and large tracts. But assessor calling all 4 "agri" land. So, it sounds more like an agri-business than either "farm" or "commercial" - I would work it from that angle. Comps should be sparse, so I suspect you best weigh heavily upon the cost approach.
 
If the highest and best use isn't 1-4 Family dwelling, then you cannot appraise it as a Certified Residential Appraiser.
 
The OP needs to ask the pretty owner if they make any $ from the equine therapy.

The HBU though would depend on if ther is a house, the barn # of stalls, arena, land etc - is it a larger-scale commercial horse board and lessons set up or more a hobby farm set up.
