In all seriousness:Snake shakin' party house?
First Amendment

So if there's an externality it makes the lenders heads explode?! Geez.... so much for helping gauge the risk of making a sound lending decision....This is why waivers are being used. Appraisers are to hard to deal with and like to push the irritation button. Lol
I suppose you have to mention it in that case since it is relevant. What if the church, house of worship, place of gathering, special use facility, cult animal sacrifice dwelling... whatever... is cater-corner to the subject property and affects value?
I put several people on ignore because their posts are so negative and draining - demoralizing would be the word. Nice as that person may be otherwise. So if there's an externality it makes the lenders heads explode?! Geez.... so much for helping gauge the risk of making a sound lending decision....
If appraisers are not needed as much as you say they're not.... I wish they'd just pull the plug sooner rather than later. I mean.... I just finished a USPAP continuing education course. The first 30 to 35% was appraisers are biased, Dei stuff, following a law from 1800 and something.... if they would have pulled the plug I wouldn't have had to take that!
They did pull the plug you just didn't get the memo. The friendly fast and cheap appraisers are doing 80% of the AMC assignments and there are few direct orders in California and those are complex one's going to the old cranky carmudgeions that only do 1 report a week and think their killing it. LmaoSo if there's an externality it makes the lenders heads explode?! Geez.... so much for helping gauge the risk of making a sound lending decision....
