ASC In Chaos?

everyone gets a drivers license...there is only 80,000 or so with an appraisal license so your comparative skills are limited :rof:

I was able to get to this number in a couple days with basic SQL and data analysis skills while the ASC couldn't with millions a year in funding:

I could rebuild the appraiser license lookup portion of their site in maybe a month. I also offered to fix the find an appraiser portion of the Appraisal Institute site, which is hot garbage but was rebuffed. The ASC added vital staff in2024. Matt Ponzar, who is currently serving asActing Executive Director, joined as the GeneralCounsel, and John Brenan filled the newly createdCompliance Manager position;

I read it and it was long. I actually thought it was really long. I think the jist of it was to be sure of the output etc and maybe there was a notification requirement, When I finished it, I did not feel any smarter. LOL

Oh, I think know what it didn't say about AI, but I could Be wrong. The issue is with large data , whatever that means. AI will experience.

️ ASC’s Position: Oversight and Equity​


The ASC has focused on regulatory oversight and bias mitigation in the context of AI and automated valuation models (AVMs):


  • They support developing quality control standards for AVMs, especially to address valuation bias and discrimination.
  • ASC has encouraged interagency coordination to ensure consistent protocols for reconsideration of value (ROV) and appraisal review processes, particularly when AI is involved.
  • They’ve backed grant funding for PAREA programs (Practical Applications of Real Estate Appraisal), aiming to expand access to credentialing in underserved communities.



ASB’s Guidance: Ethics, Competency, and Documentation​


The ASB recently released a concept paper and hosted a webinar on generative AI’s role in appraisal standards. Key takeaways:


  • AI use is allowed, but appraisers remain fully responsible for the accuracy and integrity of their reports.
  • The ETHICS RULE under USPAP requires impartiality and confidentiality—even when AI tools are used.
  • The RECORD KEEPING RULE mandates that appraisers document AI inputs and outputs, including screenshots, to ensure transparency.
  • The COMPETENCY RULE emphasizes that appraisers must understand the tools they use—no outsourcing judgment to algorithms.

They’re actively seeking stakeholder input to shape future standards. You can even submit feedback to the ASB via this survey.

Organizations full of smooth talking suits (political people, MBA types, etc) instead of technicians, actual experts, etc prefer to meet often and sound important than do actual effective work.
We Just shot a E Mail to the President's Doge Team Member. I doubt anyone up there has or even knows about the ASC but we asked her to take a look. Maybe
it can be closed or moved into a larger agency to take it over or change it's mandate and charter.

I doubt more than a few in Congress or etterthe Senate have ever even heard of this worthless little money pit. We are going to draft a letter Monday to send to Mr Pulte at the GSEs. You never know Donald Trump loves to kill worthless little money pits and especially ones that hurt Real Estate and Finance Businesses.
 
There will be life after the ASC. But that life won't include some mythical reduction in the level of federal oversight over the state appraisal boards. There will be suits with banking industry experience and regulation experience, those suits will still be working for the federal govt with all other aspects that go along with that, including interaction with the prevailing political trends.

Meet the new boss, same as the old boss.
