After a decade of lobbying and threatening every regulatory body out there, they turned into a little bit of everything. Obviously, they were never meant to be appraisal companies. It’s a good case study on how things in this country get accomplished.

At least until a bunch of Luigi’s come around and disrupt things.

My personal experience with AMCs has not been bad.

I worked with my mentor for seven years and when I went on my own in 2013 I had no clients. STARS really helped me launch. All their orders were towards the high end. They were a very good fit for me at the time.

I don't have any AMC now but they worked for me when I did work with them.

I've also had some great experiences with AMCs early on. It wasn't a bad system. Then they started with revaa, consolidated hundreds of AMC's into a handful of gigantic ones, and then decided to stop playing by the rules and laws that were put in place. Now you have horrible AMCs like class and clear capital.

Now I only work for 2 good ones. Well, 1 good - local regional AMC and 1 that I tolerate. My best client is a tie between a direct lender and 2 mortgage brokers than somehow have learned to skirt the rules and order direct through mercury. I think that's the lesson these days, there are no rules.

The Illinois State Board expects high professional standards by it's licensed appraisers. So do the AMCs registered with them.

Joe Flacco was a great quarterback and too bad people are using his name but that makes it easier to call others Bums and losers but it didn't work.

I'm always amazed at how brave people are when hiding behind face masks and aliases but thank god even a bum has the technology to get the real name and the State.

I guess an apology for calling me a loser and Bum is due but your probably too proud to do that. I consider you a good friend so it's okay. But please tone it down and lighten up a little. We can all help each other without the personal and the angry vicious attacks. Lol )
