Defund TAF

Joe Flacco was a great quarterback and too bad people are using his name but that makes it easier to call others Bums and losers but it didn't work.

I'm always amazed at how brave people are when hiding behind face masks and aliases but thank god even a bum has the technology to get the real name and the State.

I guess an apology for calling me a loser and Bum is due but your probably too proud to do that. I consider you a good friend so it's okay. But please tone it down and lighten up a little. We can all help each other without the personal and the angry vicious attacks. Lol )

While Walker can go off the rails here and there and I certainly don't agree with everything he says, you can tell when he answers appraisal questions that he knows what he's talking about and has a depth of knowledge of the industry.

A jab here and there is fine and I've certainly participated in such. But a few your comments have been below the belt Joe.

I'm not triggered. I'm just saying you are fake as ****. Talking about "we" own a bank, "we" order thousands of appraisals, "we" trade stocks and bonds. LMAO. You own nothing, you order nothing, you trade nothing.

I've said nothing that hits below the belt. Just saying it the way it is.

Just in this thread this idiot thinks all appraisal orders go through AMCs and that no lenders allow trainees to inspect. And he knows this because "they" are a lender. He knows nothing. Fake.
 
My firm has several AMC’s that allow trainees without incident, but there are exceptions which is just fact.

There are just too many hoops in our industry. Way too many sacred cows. Sneetches with one star on their bellies versus two or none. Trainees, licensed, CR, and CG. All are a waste of time and are still causing confusion in related industries.

In the past - The best farm appraiser we had in this state, had to get a CG to sign off on his ag appraisals that exceeded a million in value, due to the rules. Completely legal, although the CG didn’t have much farm appraisal experience. So stupid.

There should only be one appraiser license. Everything else should be driven by competency as it was originally intended, just like attorneys and CPAs. Every report should include the qualifications of the appraiser explaining why he/she is competent for the assignment being completed. That would solve a ton of the issues we see, but it would take guts to make it happen.

One problem there is that it's easier for an appraiser to lie about their qualifications and competency than it is for them to come up with a state-issued license. For example, if that CG wasn't competent to appraise that property you mentioned then they shouldn't have countersigned that report. Now I don't know the specifics of that CG so I'm using a big hypothetical there WRT competency, but I'm sure you can see the possibility - if the only reason for the countersignature was for the license itself then that doesn't necessarily address the competency issue.

Conversely, the license issue isn't everything but it also isn't nothing. The failure rates for the courses are a thing, and so are the failure rates for the licensing exams. I saw lots of SLs and CRs who had SFR training and experience fail at the coursework and of those who passed the courses some of them have failed the testing. Same as occurs with the CR-licensing. Not just anyone can pass the CR-coursework, and not everyone who passed the coursework can pass the test. I think the majority of our CRs on this forum could upgrade to a CG if they wanted to (which most have no such desire) but it's also obvious that some of them can't do it within the structure of the QE programs.

FYI I have never once seen an unsupervised/untrained CR perform a non-res assignment (under the deminimus) the same way the assignment-competent CGs do, and it is the peers' actions which set the benchmark for how that assignment is supposed to be done. The same holds in the other direction - just because a CG holds an unrestricted license and the training therein covers the basics of appraising SFRs - that doesn't mean the CG can be assumed competent to perform that SFR assignment the same way the SFR specialists do them. Many CGs have no experience appraising 1-4s even though the process is covered in their QE.

That picture was a thing of beauty. I haven’t seen that much corruption sitting at one table in a long time.
