Reciprocal Appraisers Will Now Have to Submit CE classes

We always just submitted a letter of good standing from our home state.
I have only had to appraise in like 7 different states on commerical property. That is all I had to do for reciprocol short term license to practice there.

I am thinking in back of my mind it has something to do with out of State appraisers practicing in a State where they are not competent to practice.
 
I think the rule in TN is you can't take the same CE class in a 5 year period. Don't hold me to that but I think that is the rule. In other words, don't take the same CE class again within 5 years.
 
I did 14 hours with calypso and working on a brief historical stroll though America's architectural styles.
That is a good class. But my question is if I have to accumulate 42 hours for OK in Nov., is it over the previous 3 years? Or just this year? Makes no sense as I have 28 hours and USPAP in 2024, so I'd be short 14 hours. Since I don't renew E & O until next year, I cannot use the free classes with OREP. And since I intend to retire in June of 2026, I probably will just drop my OK license at years end.

I don't know. I was worried I would not be able to take 14 hours free from OREP because I had taken all the classes in one section on their website that didn't have a new class they added. I had taken all the classes they have in one section except 1 class but I went to another section and they just added a new class. So I still have those to do.

Calypso was the cheapest I found that included USPAP with 14 hour bundle. I know I am way behind on taking it. TN used to make you have all your continuing education in 30 days before your renewal date but they don't have that rule anymore. I hope to be done by 12/01/2025. I like working at my own pace. USPAP is always easier in live class than online.

The only other thing I had to do when getting temporary license in another state was fill out a form that told the subject property and the date I would be there doing the appraisal and maybe the reason and that was it. I don't think I had to send a state CE. I just had to send the letter of good standing from TN.

Yeah, I would hate to do that extra class and expense if you are going to retire in June, 2026. Would you have the hours if they do go back 36 months?

If you had a really good assignment, you could just do a temporary license probably with a letter of good standing from Arkansas.
 
I can't put my finger on why they are requiring CE for regular reciprocal license. Maybe they have had appraisers working there that are not competent or unlicensed or something like that. I don't know. Let us know if you find out.
 
I have done a job in Tulsa and Oklahoma City years ago. I don't remember having any problems getting a temporary license there. They were good paying assignments with expenses paid for on some large multifamily properties. Big time investor rehabbing them. They paid all my expenses. It would take me a few days to do the field work and all the other preliminary work. I could finish it in about 1 week to 2 weeks when I got back in office. I usually had to associate with some locals. They didn't charge me anything to help most of the time. I would do the same if they were doing a job in Memphis area. The investors' lawyer was my client.

Got an email that the OREAB will now require reciprocal appraisers to submit CE instead of only a letter of good standing from their state. OK, since OK is a 3 year cycle and Arkansas is a 2 year cycle, how exactly does that work? From what I see, it implies you must take 2 CE courses ANNUALLY??? I don't know. I will have to ask for more details. Makes no sense, and my license expires in Nov. I am thinking of not renewing if it is too complicated. I am going to let my AR license expire in Jun of 2026 anyway. I been in this rodeo long enough and when the AR license expires the OK license gets sent back anyway.
Seems like at least some states have become concerned with 'foreign' appraisers. One of my Clients sometimes provides their Clients with desktop appraisals based on 3rd party inspections. One of the appraisers who is providing the services is certified in 15 states. I know of one appraiser who is certified in all 50 states. While that may make sense for an appraiser doing higher end commercial properties, it is absurd for residential. The puzzling thing is, the Lenders aren't paying less and it isn't cheaper for them.

If the state accepts CE approved by other states, it could be okay. Most states don't unless you submit a request and pay them a fee. Another possiblity is to succumb to the trend for CE classes being taught by national companies. Some of them are happy to report your CE class to multiple states.

That is what I am thinking off the top of my head. Terrel has worked Oklahoma a long time. I guess they throw you all in the same boat.

They must have received some complaints on out of state appraisers.

Certified in 15 States? Wow.

I wouldn't even be able to sign the appraisal if I was working 15 states on single family residential. That is just asking for trouble.
