UAD 3.6 discussion

Talking about data, among the ridiculous data points we will be forced to collect is Front Door Elevation. It has zero to do with developing a credible appraisal report, anyone care to guess why we are being forced to ask no questions and just salute?
I'm sure to sell the data to someone or government.

For a lender and/or investor the appraisal report is a risk management tool, and there is more to the risk than just the collateral value.

We are licensed to develop real property value not assess your risk for climate change. But we have no choice, it’s either salute the flag or move on. Must be nice sitting at a desk and not having to worry about any of this.

Eh, it's beyond my training. But I would guess surveyors who are qualified and licensed for the service are using more than a disto and tape measure. If the GSEs are serious and really want to assess climate change risk, they should require a current or recent Elevation Certificate as opposed to a guess from an appraiser.

Door height is not the same as elevation. You're going to have to pay $75.00 to learn the difference on how to measure it and then you'll be the local expert.

No one is asking for height, the GSEs are asking for elevation which is based on a benchmark. I get it, you and most others will just guess, which I have no doubt that the GSE talking heads already know. The irony is they are claiming it's used for risk assessment but the data out of the gate is garbage. And BTW we aren't licensed to provide elevations.

Dude it was tongue in cheek. I know the difference but 90% will measure the door height. Lmao)
 
Please also provide us with the site elevation that's what's critical and attach your Architectural and or Civil Engineers Licence or both to show competency. : )
 
And here’s the big leap if anyone is paying attention. We currently provide flood zone information for the site only not the improvements, and that information is based on published flood maps. We do not provide information on any elevations (foundation, slab, garage, etc.) because we aren’t qualified to. But flood insurance is based on elevations, so expect pushback from underwriters when your guess doesn’t match up with a licensed surveyors elevation.
