UAD 3.6 discussion

There's got to be more to this and I'm sure Fannie will give guidance prior to the final release otherwise it's just going to be a bunch of garbage in garbage out data
The guidance is in the UAD Reference Guide, which is posted on the website for both Freddie and Fannie

That at least is more generous as a 1-2 foot (big range there) measure vs 1.4 inches or the like.

Huh? The door of a high rise unit, check box 10 or more feet. Good to know.

HEY!!! Stop whinning J Gant. We bill a $600 cost approach, a $600 income approach, a $600 marketing time thingeys, a $600 visual inspection of the comps, the new to be soon $600 light uad3 home inspection. Well, why not add on a $600 door flood cert to your invoice. Ehhh, never mind, shoot me now before i do it to me self.

AI Overview

Front door elevation surveys: cost and purpose
A stand-alone survey for a front door elevation, often referred to as a topographic survey, can provide detailed information about the existing elevation levels of the property, including the entrance. This information is crucial for any potential modifications or renovations, particularly those that might impact drainage or accessibility,
Typical costs
The average cost of a topographic survey, which includes elevation details, generally falls within a range of $400 to $1,500, with some sources indicating a range of $500 to $1,200.

The appraiser's bargain price for a front elevation -free! ( I wonder how surveyors will react when they find out we are poaching some of their potential orders) Sarcasm intended, I suppose it will hit them at some point, and there won't be much they can do about it, just as appraisers could not do much to stop the PDC collectors. Appraisers are not calling it a survey, so technically, they are off the hook for performing a service they ( we ) are not licensed for.

Speaking of fee increases, they should go up around 20% for the added value and extra time and flexibility for UAD 3.6. In reality, any fee increase would probably be $50-$75. I suppose the powers that be imagine somehow appraisers are still living in a lower-cost era circa 1992.

Always required? :rof:It will be wild to see how much make believe is going to be on these things. You will probably get somewhat reliable information from appraisers, but good luck having a $25 fake appraiser going out there giving a **** about any of this.

I only made it about 5 years working in the bureaucracy of a govt job. When we'd be in meetings and someone would suggest something as moronic as what I see in this new non-form, I would call them out and ask why are we wasting time and resources on this nonsense? It was then I realized that the point of govt jobs are to work on 1 project for your entire 30 year career, then get thrown a nice retirement party where everyone can talk about what a great job you did there. It's a massive task to change the swamp. Not even sure it possible to change. I'm doubtful.

How does front door elevation impact value?

We better take a class. Maybe buy a book.
Comparable #1 was considered due to similarities in construction, condition, equal bedroom and bath count, and similar lot size. Please note that comparable #1's door elevation is 6 inches lower to that of the subject and has been adjusted for accordingly.
+ $10,000.

I love you, man!

When I was a USAF officer, I often worked alongside DOD civilian attorneys (contracts, labor law, etc). They had a saying "Good enough for government work." And they behaved like it. Some were sharper than others, but that "edge" that you feel in any kind of high-level private employment was entirely missing from their "vibe".

We (commissioned officers) would often shake our heads - our system was a strict "up or out" and only the best moved forward. I don't even want to think about what it must be like in a gigantic purely civilian bureaucracy. These people have no sense whatsoever of what it takes to earn a real living. :cautious:
