Most definitely there is something wrong. Operator error, faulty stove or burning unseasoned wood will do that.

Can't tell if that's a metal roof, but if so looks like the galvanizing has failed and the roof is rusting from the creosote. If asphalt, it's old. That much staining doesn't happen quickly.

There are gypsy crews that will paint metal up like new for very little money. Asphalt is probably EOL.

It is up to the client how they want it handled. I have CUs that would require repair or inspection even on conventional loans and I have banks that will just want it as-is.

I don't deal with wood stoves in my area so, I'm just guessing here.

The chimney may have been cracked or broken and to remedy the problem, they put that brighter, silver ring that's by the ridgeline on to repair it. (Think Fernando repairing one of his units taking shortcuts). Thus, the smoke is not even reaching the top of the chimney. It's coming out right by that "coupling", ring repair.... dumping right onto the roof.

Some of my rentals have wood burning fireplaces. I tell tenants preferably not to use fireplace. Bad for environment.
Also more potential problems from its usage for landlord to worry about.

Dude... wood fireplaces are bad with it's toxic smoke. You should know that being in CA.
Though I love my beautiful fireplace for hanging stockings during Christmas.
Children when young left milk and cookies next to the fireplace. I had to eat them before Christmas morning.

If wood burning fireplaces bothers your environmental sensibilities, convert them to gas or electric inserts. But you won't do that will you? No, you need to go on a cruise in pristine Alaskan waters where the cruise ship dumps their waste while you're viewing the natural beauty. You're a hypocrite dude and a ripoff slumlord.

With my appraisals, I don't give any value to fireplace.
For environmental air and tenant sake, don't use fireplace because of the toxic smoke to the air and inside the unit.
As for Alaska cruise, we been there and wife doesn't want to go back. I wouldn't mind going back to Alaska.

During spare the air alert days here, using wood burning fireplace is frowned upon because the smoke stinks up the air.
Walking around my street, I sometimes smell the toxic smoke when in use.

Are those white shingles on that roof? I remember reading you get a tax credit for using white roofing material a few years ago.

People have to clean their flue because they burn unseasoned wood. You need to dry your firewood for a minimum of two years and you will never ever have a problem.

Tenants don't know about cleaning and hazards.
Abd when they move, landlord has to pay cost of cleaning and inspecting for safety.
