How would you deal with this? Conventional assignment.

Soot from wood stove evident on the roof.
It's hard to see from that picture. It's possible that the flue doesn't extend the right height above the roof or that it's the wrong diameter for the application. How to handle it? Talk to your Client. Make the appraisal subject to clearance from qualified inspectors. Good luck finding data to quantify market reaction to the marred appearance.
 
I don't think it would be that hard to replace the flue. It may could be cleaned and owner stop burning stuff that don't burn clean.

That still won't fix the roof. I don't know if that roof can be cleaned. It may need new shingles.

Start burning hardwoods like oak.

If that flue has a bunch of gunk in it that could catch fire, that is not good either.

Even if you replaced those shingles right there as close as you could match the roof, it would be better than what is there on marketability. Even if the shingles were a little off on color from the rest of roof it would be better. It could probably all be fixed for around $1,000 by somebody that knew what they were doing. I am guessing. I don't know what the flue would cost to replace, but a skilled person could replace it pretty quick. Roofer could do roof for probably $500. Low slope roof. They move quick. Finding the shingle as close in color would be key.

Whoever did the flue, could probably do the roof also.

The flue is probably double wall. It probably has an inner tube and an outer tube with air in between the two walls. I don't know how old that flue is either. They may have way better flue now that could replace it.

Code is 2' above everything 10' around. Looks ok and wouldn't impact creosote. Wrong diameter could, but this looks like they're burning garbage wood or not running it hot enough.

It depends on the exact type of flue and exactly how it was installed to begin with. Some of them are a big deal to replace.

Not really for a skilled person. If new flue is a different size, then it would create different problems on ceiling and rooftop hole. Some old flues just rust out and need replaced.

Getting it out is not a problem for an expert. Replacing it either. Only problems could be ceiling and roof top.

yeah. Don't burn pine and real gummy type woods and food and whatever. Burn hardwood like oak, cherry, etc. It burns clean

Hardwood takes way longer to burn too. It will keep that stove hot way longer on same load.

again... it depends. not all flues consist of a metal tube. there are a number of different types.

I trust you. I don't know. I do know a lender would want the problem fixed due to it's impact on marketability and potential safety issues.

I guess if they got a waiver or some hybrid, the lender may not know.
 
I put in lease, they need to maintain and use fireplace at their own risk.
I rented several years recently from a guy who had to replace the A/C hardware, so he had the technicians bolt a locked cover over the thermostate, although I was reponsible as teant! When I browbeat him to acknowledge that I would no longer pay the utility expense, he changed his plan and tried to get me to sign a document to be responsible for other future system failures. Just wouldn't give trying to jack me up. Same guy who added the $475/monthly HOA fee as a Utility Expense based on alleged prevailing SoCal lease protcol til I provided dozens of statemeent from the HOA, management company, property managers, utility provider, local agents, til he FINAALLY relented....til I moved out an 60 days later he kept $1800 of security deposit for expenses such as replacement light bulbs and smoke detectors. SHOCKING...
