Instead of "sky is falling, I'm an entitled geezer and going to retire before learning new things!", you are thinking how can these things help us do a better, more efficient job.
You're making the assumption that I'm in the same age range as these 'geezers' you mention. I'm not even dry behind the ears yet...
 
You do realize the irony - the guy is probably spending tens of thousands of $ designed around a 1969 built-in oven!! That oven will be replaced with a chic retro-style ( new) oven the minute it breaks. This is a far cry from an old kitchen with dated appliances - it costs a lot of money to look on trend retro - with modern convenience and tech often hidden behind the retro design.
Totally. Prolly finish the kitchen retro, and the oven dies. Harvest Gold.

Yeah, I'm not sure why they are doing a victory lap about this. Cliff notes version for anyone who doesn't want to waste their time listening to the podcast: The appraiser had to use a clipboard and do the field work old school because there isn't a street ready mobile app. Had to call tech support a few times to help him along because the software isn't quite ready yet, even though Fannie Mae did “verify” it. Long story short, this is a beta test that should have been done months ago. Not sure how anyone is really proud of this mess; Software providers still aren't ready, the portals/platforms still aren't ready, and the lenders aren't ready. I know the 3.6 cheerleaders don't want to hear any of that but it's the truth.

My converted family room though included in public records is slightly below ANSI ceiling height.
I would hate to appraise my home.

Some have been measuring ceiling heights for a long time. I was trained in the early 80s, and I was trained to measure ceilings back then. We had the little hand held sonic things that we used, and of course, moved later to using laser. Noting that a home had 9', 10', etc. ceilings was always part of our reports, as it is an indicator for overall cost and quality of construction.

Generally homes with high ceilings are better quality and high end.
I always love those homes with high ceilings upon entering grand foyer.

And what adjustment did you make when your subject had a 9 foot ceiling and your comps had 10? How did you know your comps had 10?

appraisals are for property characteristics that impact value.
